My name is Bryon S. I am the owner and manager of FM Concepts Inc. We have been filming projects at 40 Palms for over three years and we have always been satisfied with this location for its many various sets and reasonable rates.
The dressing rooms, bathrooms, kitchen, bedrooms and living areas are always clean and ready to shoot. Joe is often on site and ready to answer any needs we may have while shooting. He understands the nature of the entertainment Industry and accommodates us in getting the best product we can create.
I would recommend Joe and 40 Palms for any production company that cares about quality, reliability and privacy.

We celebrated our daughter's 18th birthday party. Once the lights were turned on at night, it is a beautiful scenery. The place has a koi pond which is really cool. Our guests were very impressed! We had a great time! We didn't want the party to end. Joe was very attentive to our needs. He was very responsive. We highly recommend this place for family events!
Our second time renting this place and another amazing experience!! We just celebrated my son’s 16th birthday party this past Saturday with 150 people who attended. Everyone was so impressed with the house and how comfortable they felt. The owner Joe is so friendly and easy to work with!!
We will definitely rent this house again for our next party Thank you Joe & 40 palms!!
Had a celebration of life with under 30 guests so we could have as much outdoor space with a tranquil koi pond and indoor space for bar and kitchen needs. The communication between myself and Joe was always prompt and organized. I would recommend them because they deliver. Everyone loved the vibe of the place and they were on hand for any questions. Joe is easy going but pays attention to detail. He set up all my tables before I arrived which was a happy surprise. Would definitely recommend 40 palms and it is as pretty as pics in real life.
I just celebrated my 50th birthday and I can't imagine having celebrated anywhere else. This place is gorgeous!! My Dia De Los Muertos themed party was a huge success. Everyone was in love with the place and kept asking "how did you find this place ?" 40 palms is truly a hidden gem in Reseda. I will recommend this place a hundred times over!! Joe and the staff were incredibly helpful and made sure everything ran smoothly with parking , set up crew and guest services!! So grateful everyone was so amazing!! I will definitely use this venue again!!
We had our daughter's Sweet 16 here on 9/28/19 and it was so beautiful! All of our guests were so amazed about the venue and we had a few of them say they would love to book their next events here. Joe was the easiest person to do business with. We highly recommend this venue. Thank you, Joe! You're awesome! and so is 40 Palms!
Rented the venue for a family event. It's a wonderful site. Joe and Blayne were extremely helpful and very accommodating. I would definitely recommend that you take a look. Huge kitchen. Great front yard. And, the backyard with the koi pond is wonderful. Thanks for helping us out. Our guests were raving about the venue.
I recently had my birthday party here. The place is gorgeous, with an indoor/outdoor Koi pond! It's also very spacious, with plenty of tables and chairs around the property, which is important for big events. Plus, there was enough space to park at least 12 cars off-street (I hired a valet service for all other cars). Everything, including the bathrooms were clean, and security was included in the price, which made my party seem more high-end. Haha! I even had full access to the kitchen and the refrigerator to chill my champagne :-) I HIGHLY recommend 40 Palms!
Hosted a surprise party for my dad's 60th birthday Aug 5,2017. Searched for a location for months and came across this home by accident and glad I did. It was much more personal than a hall and our guests really liked the place. We received a lot of compliments on the venue. Joe was very accommodating and was there when we needed him. The security staff was VERY PROFESSIONAL and were a pleasure to work with. Most security staff can be stuffy and rude 24/7, but Blane and Lee always pleasant and professional and knew how to handle things. Property is very spacious inside and out. Never ran out of space with a little less than 100 guests on site.
The event turned out perfect and the coordinators were thrilled by the overall success! Our honoree can’t stop raving about the tribute and commented on the location being “just right” for the occasion! Again, thank you so much for everything and hope to work again with you for other events in the later future.
I hosted my 50th Birthday party at this venue one week ago today! What a total success!!! The caterer, the DJ, the decorator, the bartender, and the guests were all impressed with all aspects of this property. Everything that the previous reviewers mentioned about how expansive, beautiful, and perfect the venue is; it’s all correct! I searched “high and low” for a special venue for my birthday party, and there was no place better!!! I hosted a “dancing - boogie nights” party and its been “the talk of the town” all week!!

What an amazing hidden gem in Reseda! We love 40 palms the moment we did our first site visit of the venue. We want to have an outdoor romantic Wedding and that is close to home. It has a beautiful backyard with Koi pond and has that Romantic serene ambiance. Joe is the property manager, he is always open to quick communication answering any questions we had, very helpful and has a positive vibes.
We had our wedding on April 10, 2021 and it was a success beautiful dream come true wedding. Everyone keep talking how beautiful the venue is I definitely recommend this place to all my friend and family.

To say the property is beautiful is an understatement. It’s AMAZING! Joe was fantastic in hosting our wedding. He was able to answer all of our questions & address all of our needs with no problem. He made the process so easy and always made himself available to us - whether via email, text, or in person visit.
We just had our (Star Wars) themed Wedding at the 40 Palms on 5-4-19. I, wanted an Elegant outdoor wedding and I was able to achieve that here. Joe, was our point of contact and he was always easy to reach & willing to answer any and all questions.
Class and perfection!!! I am so thankful to find this hidden gem in the middle of the valley. I'm grateful for Joe May our host, he was kind and professional and allowed a nervous bride to text and call whenever I had a question or concern. I couldn't be happier with my wedding and I'm so glad to find this place. Truly a piece of heaven, from the layout to the night lights. This place sets the tone for romance and everyone felt the love!!
I just recently had my wedding at this location and it could not have worked out better! The pictures on the site really don’t do the place justice. You really need to come out and check it out for yourself. Everyone at my wedding kept complimenting me about the place. It has such a tranquil and peaceful vibe to it. The backyard, coy fish, garden was a wonderful background for our ceremony and the living room was ample enough space to entertain guest. I didn’t even have to decorate for the event. The house was great as is.
After nearly giving up on finding a venue within our low budget for our Bohemian style wedding, my mom found this gem! The house is creative, classy and has such a unique vibe. It’s so well done we didn’t even have to decorate to begin with if we didn’t want to, but Joe the owner was so sweet and accommodating, I really felt it would be ok to go a little crazy with our decor. No boring wedding halls for me, thanks! Joe wins for most helpful guy ever.
We recently had our wedding here and it turned out beautifully. The homeowners are the kind and easy to work with. The pictures on the website does not really accentuate the true beauty as being there personally. You will immediately fall in love with this home when/if you come for a visit. I highly recommend this venue.
